Kalma Playa Negra is a project from Aguas Calmas SA, a Costa Rican partnership born in 2023. We are four business partners, David, Juan Diego, Andres and Gianluca. We have over 20 years of experience combined developing construction and housing projects. Throughout the entire process of investing at Kalma, you’ll be working alongside us, we’ll answer your questions, show you the ins and outs of the project and even show yo around Playa Negra if you want to know the beauty of the place. We thought we’d introduce ourselves a bit so you had an idea who you’re going to be working with!

Why Costa Rica & Playa Negra?

Costa Rica, the land of “Pura Vida”, which literally translates to “pure life”. This motto is used in many different contexts, but it boils down to enjoying life as it comes. That’s where the special aura of this country comes from, but there’s even more about it that will interest you.

Often defined as the world’s “happiest country”, it’s not a surprise Costa Rica attracts so many people looking to have a life changing experience. It holds a unique status, containing over 4% of the world’s biodiversity in just 0.3% of the global landmass. This Central American gem caters to a diverse range of tourists, from surfers who can visit both its Pacific and Caribbean coasts, to bird watchers, fishing aficionados or those looking for rest and relaxation. 75% of international visitors are tourists, economic activity which represents 8% of the country’s GDP and generates over 15% of its employment.

Beyond tourism, Costa Rica’s stable democracy (in fact the oldest democracy in Central America), having no army and a well-educated and bilingual work force and population, has made it an attractive hub for multinational companies such as Intel , Amazon, amongst many others.

Just on the first 6 months of 2023, multinational companies have invested almost USD 2 Billion in the country. The land of “Pura Vida” has been enjoying life on all fronts.

Guanacaste is a province on the north of the country, only a 3.5-hour drive from San José, the country ́s capital city. Guanacaste is mostly known for its pristine beaches, forests, world class fishing, zip lining, scuba diving, waterfalls, hot springs, delicious food, and the warmth of its people.

Thanks to the healthy lifestyle and the access to high quality medical care in the province, 1 out of 5 blue zones in the world is located within Guanacaste, where life expectancy is 85+ years.

That’s not the only great thing about Guanacaste. In recent years the province has flourished, leveraging the fact that over 75% of Costa Rica’s international visitors prefer beach travel, thus standing out as Costa Rica’s top tourist destination.. As a matter of fact, tourism in Guanacaste has had one of the fastest post pandemic recoveries in the world. International arrivals to its international airport (LIR) surpassed those of 2019 by 2022, year on which they increased 70% compared to 2021.

Tourists arriving to Guanacaste stay for an average of 13.5 nights and their average spending per trip has been growing at a rate of 8% YoY over the last 8 years.

Playa Negra, A Hidden Gem

Playa Negra, a surfer’s haven in the heart of Guanacaste, Costa Rica—a gem of tranquility, safe community living, and pristine nature. “Negra” (as locals call it) is a laid-back town, where you unwind, savor local delicacies, ride pristine beach waves and enjoy with family and friends. Yet, you’re a short 20-minute drive from busier towns like Tamarindo, 30 minutes from top-notch healthcare at Metropolitano Hospital, and premium education in Huacas.

The town ́s population is comprised by friendly locals and expatriates who have shaped a safe and welcoming community.

Kalma, Spanish for calm, is your dream home in Playa Negra, just a 7-minute walk from the beach and the heart of town. Kalma provides the ideal balance between comfort, entertainment, and convenience. With paved road access to both San José and Guanacaste’s International Airport, it still is far enough from the town’s center as to enjoy your privacy amidst tall and beautiful “teca” trees and lush greenery.

Cross the street and you’ll find Villa Deveena, a New York Times-featured restaurant. Go on a 5-minute walk to the yoga center and pickleball courts to enjoy your mornings. Café Playa Negra, as well as the town’s trendy shops and supermarket are all at walking distance. If you fancy a cold one or enjoying the sunset on a comfortable beach bed, you can walk 10 minutes to the beach front Hotel Playa Negra. You can also drive 15 minutes to the famous golf course of Hacienda Pinilla and strike balls all afternoon.

Besides being nestled in a privileged location, each Kalma home benefits from being up to par with the highest engineering, construction and quality standards, as well as the countries seismic code. Each home features two floors, three bedrooms, three bathrooms, a kitchen, dining room, living tv room, a pool, and outdoor covered terrace, a garden, parking spots for two vehicles, a storage unit and a laundry closet.
